Acquisition represents EMBREY’s 22nd project in Denver, further illustrating its confidence in the market.
EMBREY, a vertically integrated real estate investment company based in San Antonio, Texas, today announced the closing of more than 18 acres of land for Clio at Rock Creek, a 324-unit, three-story Class-A luxury garden community planned in Lafayette, Colo. The project has secured required entitlement approvals and is preparing to begin construction.
EMBREY has been active in Colorado for more than 25 years. In that time, the firm has delivered more than 7,500 units in the state and has nearly 2,000 additional units in the pipeline.
Clio is located along the highly desirable U.S. 36 employment corridor, positioned between two of Colorado’s most dynamic employment and lifestyle hubs, downtown Denver and Boulder. The project also benefits from proximity to significant local employment drivers, including Medtronic, Intermountain Health’s Good Samaritan Hospital, and the Colorado Tech Center. Medtronic’s Lafayette campus, its second-largest U.S. campus, supports more than 1,200 local employees and hosts medical professionals from around the world for extended training and educational programs.
Clio is expected to break ground in Q3 and will welcome its first residents in late 2027.

Located at the NW corner of U.S. Hwy. 287 and Dillon Road, units at the development will feature quartz countertops, designer kitchen cabinetry, walk-in closets, and keyless entry. Clio’s amenities include micro-offices, a fitness studio with a yoga room, a game room with a billiards table, a resort-style pool and hot tub, in addition to a dog park and pet spa with a grooming station.
